For whom / General contractors
    For general contractors

Tendering, change orders, defects, acceptance, schedule in one project.

For a general contractor, HOAI (the German fee scale for architects and engineers) is an interface to the designers, not the own invoice. Structify takes on bill of quantities, GAEB, change orders under VOB/B (the German construction contract procedures), defects, acceptance and construction schedule.

    What you know

Five places where time is lost today.

    1. Site documentation

      Today

Site diary and walk-through on the notepad, into the Word document in the evening, photos in the foreman's folder.

      With Structify

You keep the site diary as a daily report per date with weather, workforce, equipment, work done, incidents and photos; once signed, the entry is locked. You dictate the site inspection, and Structify turns it into a structured report.

    2. Task management

      Today

Defects and remaining work shouted to foremen and subcontractors, lists in Excel.

      With Structify

Every task is a ticket with responsibility, deadline and status, pinned on the drawing if you wish. You invite external parties to the ticket via a guest link; they take no user seat.

      Go to module: Defect management
    3. Scheduling

      Today

Construction schedule in MS Project, subcontractor deadlines in Excel, reconciled by hand.

      With Structify

The construction schedule shows activities per trade with the critical path, tickets carry deadlines in calendar and bar chart, and the dashboard lists the deadlines of the next 14 days, in the same project as defects and reports.

      Go to module: See Structify
    4. Cost control

      Today

Change orders in Word, quantities in Excel, cost status per trade only in the site manager's head.

      With Structify

Change orders under VOB/B with facts, justification and volume against the contract sum, quantity deviations under § 2 para. 3 VOB/B, award sum and production costs as cost states under DIN 276, plus an early warning per project.

Go to module: Change order management
    5. Invoices

      Today

Interim invoices to the client calculated in Excel, site measurement in a second sheet, letter in Word.

      With Structify

Billing under VOB/B from the project: site measurement lines per item, quantity deviation under § 2 para. 3, retention under § 17 VOB/B, invoice for approval.

Go to module: Tendering & award (AVA)
    How it runs for you

    Service profile, phases, cost groups.

Structify for general contractors is the same software as for everyone who plans and builds, seen from execution: bills of quantities with GAEB exchange and bid comparison, change orders under VOB/B, defects as tickets on the drawing, acceptance with report, site diary, construction schedule with critical path and billing under VOB/B with site measurement. HOAI remains the interface to the commissioned designers.

    Service profile
Execution instead of design services: HOAI remains the interface to architects, structural and building services engineers, whose service phases 6 to 8 mirror your tendering, award and construction supervision.
    Service phases
Bill of quantities and GAEB exchange (import .X84, export .X81, .X82, .X83), bid comparison for subcontractors, change orders under VOB/B § 2, defects and acceptance under VOB/B § 12 and § 13, site diary and construction schedule with critical path.
    Cost groups under DIN 276
Cost groups under DIN 276 as the shared language with the designers: cost group 300 for shell and fit-out, 400 for technical systems, 500 for outdoor facilities; award sum and production costs as cost states.
    Three modules, one project
    • Tendering & award (AVA) Bill of quantities, GAEB import and export, bid comparison, award record, billing under VOB/B.
    • Change order management Spot change order potential, justify under VOB/B, draft the letter.
    • Defect management Defects per trade as tickets with deadline, photo and location, through to the warranty period.
    Example

    One project, three sentences.

A general contractor builds a logistics hall with twelve subcontractors. The bills of quantities go out as GAEB files, the bids land in the bid comparison, change orders are documented under VOB/B with justification. Defects sit as tickets on the drawing and go to the firms via guest link, the daily report is signed, and for acceptance the defect list and report are ready as a PDF.

    Sample, not a customer project.

    Frequently asked questions

    General contractors: briefly answered.

HOAI fee calculation is meant for design services. For general contractors it is the interface to the commissioned designers; your own billing runs under VOB/B with site measurement.

GAEB XML: import of .X84, export to .X81, .X82 and .X83. Export in the GAEB 90 format (.D81, .D82, .D83, .D86) is available as a beta.

Yes, via a guest link to the ticket, without an account of their own and without a user seat.

Yes. Billing under VOB/B works with site measurement lines, quantity deviations under § 2 para. 3 and the retention under § 17 VOB/B.
